Southern Development & Construction (SDC) has been developing sites across Central Florida since 1994. From our office in Oviedo we work throughout the Orlando metro and the surrounding counties, combining land clearing, earthwork, underground utility and paving crews under a single contract so one team is accountable for the whole site.
Because SDC self-performs survey, clearing, earthwork, grading, utilities, concrete and paving, the sequence between those trades is managed in-house instead of across several subcontracts. That is how we lower costs and shorten schedules for developers and general contractors working on tight Central Florida infill and greenfield sites alike.
What We Self-Perform
Earthwork and building pads
Cut-and-fill excavation, embankment and grading for building pads, parking fields and stormwater ponds, with GPS-controlled dozers, excavators and motor graders from our own equipment fleet.

How We Work
1. Plan review and estimate
Send civil plans, geotechnical information and your target dates. We review quantities and return a scope-by-scope proposal.
2. Preconstruction and sequencing
We confirm phasing, erosion control, dewatering needs, maintenance of traffic and the order of the self-performed trades before mobilizing.
3. Construction
Clearing, earthwork, drainage, utilities, base and paving move in a planned sequence under SDC superintendents, with safety ranked above schedule and production.
4. Closeout
Final grade, striping, restoration and the documentation your engineer and the reviewing agency need to certify the site.
